Verify the exact Christchurch delivery footprint
Short-stay management depends on work that must happen at the property. Ask who handles turnover, linen, consumables, maintenance access and urgent escalation, and whether the coverage fits the property’s exact area, building access and operating pattern. A city or national headline is not evidence of delivery.
Airhomes’ current public portfolio and operating base are in Christchurch. This guide reflects that context. A property elsewhere in New Zealand should be assessed separately for supplier coverage, readiness and operating fit before any launch date is agreed.

Choose the route: new launch or existing-listing handover
A new launch begins with property condition, presentation, photography, inventory, access, house information, safety material, turnover and maintenance contacts. Each item should be tested before publication; a target date should not substitute for readiness evidence.
An existing Airbnb or other channel listing starts with a different question: what is already promised? Map future reservations, blocked dates, guest messages, listing and calendar control, arrival instructions, charges already disclosed and unresolved cases before deciding when responsibility changes.

Build a controlled handover record
Create one handover record for every active or future booking, the channel it came through, the dates, current communication owner and any commitment that still needs delivery. Separately record who controls the listing, calendar, payout settings and booking-specific support route. Do not assume these responsibilities transfer automatically.
Reconcile keys and access devices, linen, consumables, appliances, owner storage, open maintenance, supplier appointments and the last completed property check. Door codes, guest personal information and payment data should move only through an appropriate controlled process, not an ordinary enquiry email.

Map the property’s local operating dependencies
Walk the real guest and turnover path. Check arrival and loading access, stairs or lifts, building entry, parking instructions, heating, hot water, Wi-Fi, waste handling, storage, linen movement and any property or building rules that affect the stay. Publish only verified facts and keep private access information out of public pages.
Name the primary and backup route for turnover, linen and material maintenance work. Test response and access arrangements before the first guest, including what happens when a supplier cannot attend or the property is not ready by the agreed inspection point.

Define the first-30-day evidence and decision gates
Before launch, agree what will prove readiness: an inspected property baseline, accurate listing facts and photographs, controlled channel and calendar settings, a completed turnover test, recorded maintenance exceptions and named owner decisions. Also write down the conditions that would pause publication or a booking.
Schedule an early operating review and a 30-day review. Examine guest questions, turnover findings, maintenance exceptions, material pricing decisions and owner actions that remain open. The purpose is to correct the operating standard; it is not an income or occupancy guarantee.
