Whole buildings · portfolios · developments

One operator for whole buildings and multi-unit projects.

Airhomes runs a 35-stay Christchurch portfolio on its own operating system — seven years as an Airbnb Superhost, with 7,685 guest reviews at a 4.86 average. For developers, whole-building owners and institutions, one agreement puts pricing, guests, cleaning, maintenance and owner reporting under one accountable operator, presented to guests in English and Chinese.

The three questions every project asks first.

01

When does it start earning?

The timeline is set in the written proposal: assessment, preparation and content, channel setup, then opening. Listing, pricing, guest operations and housekeeping sit with one team on one system, so the schedule is not lost between separate agencies — the timeline you sign is the one we run to.

02

Can you take the whole building?

Yes. Whole buildings, staged handovers and mixed-unit portfolios are assessed as one project, with unit standards, presentation, operating responsibilities and reporting defined per building. Every unit then runs on the same system that operates the current 35-stay portfolio.

03

What happens at 3am?

Every booking carries an urgent support route connected to that stay, and the management agreement names who is responsible, what they may approve and when an incident escalates to the owner. Overnight issues follow that written path, and the same mechanism covers every unit in the building.

AH / Principles

A useful first conversation covers

  • The building or project: location, stage, unit mix and the decision you need to make
  • Access to decision-makers and the real operating facts
  • Willingness to set standards, economics and responsibilities in writing

AH / Governance

What we will not do

  • Guarantee income or occupancy before assessment and due diligence
  • Give a valuation or acquisition offer from a website enquiry
  • Start operating without a written scope, approval limits and escalation paths

AH / Process

From first contact to opening — in writing at every step.

  1. 01Share the project and objective
  2. 02Fit and operating assessment
  3. 03Written proposal: scope, economics, timeline
