Changing your Airbnb or holiday home manager: what it involves.
Moving to a new manager comes down to three things: the notice your current agreement asks for, the bookings already confirmed, and the handover. Each is set out below. If you want to know whether we could take the home on, you can ask for a written assessment first. It costs nothing and there is no call.

What moving involves
Three things to settle, in this order.

Notice under your current agreement
Start with the agreement you have now: how much notice it asks for, how that notice must be given, whether there is a minimum term, and whether ending early costs anything. Together those set the earliest date you can move. We have not seen your agreement, so we cannot tell you what it says. That check is yours to make against the original.

Bookings that are already confirmed
Guests who have booked are still coming. List every confirmed reservation with its dates and the platform it came through, then agree who looks after each guest until check-out. Plan the handover date around those stays so no guest is left without someone to call. Under an Airhomes agreement, confirmed reservations are completed under the written agreement too.

The handover itself
Agree what moves and what does not: calendars and pricing, guest message history, the cleaning schedule, keys and lock access, supplier contacts, and who controls the listing accounts and payout settings. Do not assume any of it moves automatically; ask for each item in writing. Lock codes and guests' personal details go through a controlled handover, not an ordinary email.

How much notice do I have to give my current manager?
Whatever your agreement with them says. The notice period, how it must be given and whether there is a minimum term are all in the agreement itself. We cannot see it, so we will not guess; send us those points and we will take them into account in the assessment.
What happens to guests who have already booked?
Confirmed bookings stay in place. The handover date is planned around them, and who looks after each guest until check-out is settled before it. An Airhomes agreement has no fixed term: either side may end it on 30 days' written notice, with confirmed bookings and handover duties completed under the written agreement.
I have more than one home. Can I move just one?
You can ask. Any kind of property and any number of homes; there is no quota, and each address is assessed on its own.
Do I have to tell my current manager first?
No. A written assessment costs nothing and commits you to nothing. Whether and when to give notice is your decision, under your current agreement.
