Can Airhomes assess a specific property address?
Yes. The private tool below runs its first assessment in your browser — that address is not sent to us, and never enters analytics or a URL. If you send the address through the enquiry form above, it reaches our owner team over an encrypted connection and is used only to prepare your written assessment. Before confirming fit we also check building rules, access, parking, turnover, maintenance coverage and your decision limits.
Can you confirm coverage for a suburb or street?
We can assess a defined area, but a map boundary is not a promise for every property inside it. Each address is still judged on its own building conditions, access, supplier reach and economics before any written agreement.
I live outside New Zealand — can you still manage it?
Yes. Listings and channels, pricing, guest messaging, bookings, cleaning and maintenance all sit with us, so you need not be in New Zealand. Each property gets a written monthly statement with income, costs and GST itemised.
I already have a manager or a co-host — can I switch?
Yes, and you do not wait for a term to expire: either side ends an Airhomes agreement on 30 days' written notice, and bookings confirmed before handover are honoured. Take the written assessment and compare it with what you have.
Does Christchurch apply a flat 60-night cap? Do I need resource consent?
Not a flat cap. On the public rules as at 24 August 2026, most unhosted residential units outside the 50dB airport-noise contour are permitted up to 8 guests and 60 nights per 12 months; specified Banks Peninsula and small-settlement residential zones, Residential Large Lot and rural unhosted accommodation allow 180. Some residential properties inside the contour need resource consent, and overlays and commercial zones differ.
