Is there a night limit for Airbnb in Auckland?
No. As at 7 October 2026, the Auckland Unitary Plan sets no annual limit on the nights a home can be let for short stays. That is a real difference from the night limits that apply in many Christchurch zones.
What the plan limits is scale. In the two main suburban residential zones, Residential – Mixed Housing Suburban and Residential – Mixed Housing Urban, visitor accommodation for more than 10 people per site (staff and visitors together) is a restricted discretionary activity, which means it needs resource consent. Other zones have rules of their own, so the zone your address sits in decides which rule applies.

When Auckland Council consent comes into it
In Mixed Housing Suburban and Mixed Housing Urban the line is more than 10 people per site. Above it you need resource consent. Count staff as well as guests, and remember the zone’s building and site standards (height, yards, coverage and so on) still apply whichever side of the line you are on.
Residential – Rural and Coastal Settlement is stricter. Visitor accommodation for up to 10 people per site is itself restricted discretionary, and for more than 10 it is discretionary. If the home is in that zone, speak to Council before taking bookings.
Other residential zones, business zones and overlays are not covered here. Treat this as a first screen for the zone you are in, not a ruling on your address.

Short-term rental rates in Auckland
For Auckland, nights matter for rates rather than planning. Council’s 2026/27 rates page says a property rented short-term through a peer-to-peer site such as Airbnb or Bookabach can be rated partly or wholly at the business level, wherever in Auckland it is. “Short-term” means any period of more than 28 nights, counted from 1 July 2025 to 30 June 2026 for the 2026/27 rates year. How much moves to the business level depends on the nights booked, and the amount of rates also depends on the property’s capital value.

The 180 in that table is a rating band, not a permission: it says nothing about how many nights the Unitary Plan lets a home be rented. If you would like a figure for your own home, the written assessment on the Auckland owners page takes rates into account.

Declaring your nights, and the targeted rate that did not come back
Owners can tell Council how many nights the property was actually booked by submitting the short-term accommodation declaration. It is free and takes about five minutes. If Council receives no declaration it assesses the property as if it were rented for 29 to 135 nights, which means 75% residential and 25% business for the general rate and the Climate Action Transport Targeted Rate. That is an average for online accommodation providers, not a reading of your own bookings.
The separate Accommodation Provider Targeted Rate (APTR) was not reinstated for 2026/27: Council’s page says it decided not to bring it back. Short-term lets can still face higher general rates, as above.

GST changed too
GST on short-stay bookings changed on 1 April 2024. As at 24 August 2026, the booking platform collects 15% GST on short-stay bookings whether or not you are registered; if you are not, 8.5% comes back to you as a flat-rate credit and 6.5% goes to Inland Revenue. How that applies to you is a question for your accountant.

What the rules do to the numbers
With no night cap, the planning question in Auckland is mostly guest numbers. The money question is the rates band. A home that is let most of the year sits in the business band, so any income estimate for an Auckland address should carry the rates that address will actually pay. An estimate that ignores them is not an estimate for your address.

Working out which rules apply to your Auckland home
Find the address in the Unitary Plan viewer and note the zone and any overlays. Count how many people the home really sleeps, staff included. Estimate the nights you expect to let, and read the figure against the rates table above. Submit the declaration with your actual nights rather than leave Council to assume a band.
If the home is a unit, ask your body corporate and check the building’s position before listing. The Building Act question that MBIE ruled on for a Christchurch apartment (determination 2026/026, 7 August 2026) is national law, not a Christchurch rule.
Then ask Auckland Council to confirm in writing for the address. This guide is a general summary of public rules and a first screen, not a planning determination, a rating assessment or legal advice.
